The land that a farm or ranch are on often are valued at millions of dollars. A crop or herd could be valued at millions. The farm house, tractors, combines? On paper that inheritance could appear to be worth a lot. However it's onlybworth what someone is willing to pay.

An appraiser's job is to get an accurate evaluation of what something is actually worth. Like Winchester said, if someone has a farm valued at far more than what they can sell it for, that's shitty appraisal.
