if you can handle the payment get a 20 or 15 year. and always make at least 1 extra payment a year. it reduces your loan time substantially.

I think I'm going with a redfin agent on the buyside. Get the 1% commission rebate and frankly I'm not sure what the buyers side does besides put together some paperwork, so I don't see any reason to go with a traditional broker. Prefer everything is done online anyway. Seems like they do a lot of volume as well and I'd rather have some redfin guy who has closed on 30 properties this year than a tradition one who has done 5 or something. Thoughts?

Is there anywhere I can calculate tax savings from buying? I have high tax rate and 10k in SALT space available plus the mortgage interest deduction. None of the calculators I have found seem to take this into account when building the model. Also anyone have experience with professional mortgages, I.e. for doctors/lawyers etc where you can put under 20% down without PMI? Had to get firm numbers unless they get started on the underwriting process and that's too late.

if it's a bidding war i'd walk away, it's just a house. but you could have them go up to X over what your lowest bid, which only kicks in if they counter

in NO CIRCUMSTANCES should you not have a contingency over the inspection
